National Buildplan Group - Werris Creek Multi Purpose Service

National Buildplan Group commenced work on the new Werris Creek Multi Purpose Service in April 2011 which incorporates a 15 bed aged care service, general practice consulting facilities and staff accommodation.

The OMTrak system was implemented by Health infrastructure as it compatible with the assets management system used by the local area health service which allows them to transfer data in a fraction of the time.

Matt Rayment (National Buildplan Group) - "The OMTrak system is significantly reducing the time and effort required into putting together the operation and maintenance manuals. As we are nearing the end of the project it is allowing us to focus on achieving a practical completion date that is 3 months ahead of the contract programme."

National Buildplan Group currently have a wide range of projects which incorporate the OM Trak system because of it's time saving qualities and professional presentation.

Changes to the OH&S Act

There has been some changes to the Occupation Health and Safety Act concerning the responsibilities of all parties.

The new Work Health and Safety Act 2011 introduces changes to current practice including the concept of defined responsibilities for Person Conducting a Business or Undertaking (PCBU). We believe a PCBU includes all parties and their clients and imposes the requirement to consult with, co-operate with and co-ordinate activities with other persons with a duty over the same matters. For all parties this includes a more active involvement with your client, Contractors, sub-contractors and employees. Further, the Act describes those responsibilities of the PCBU under ‘due diligence’ covering the following.
1.acquire and keep up-to-date knowledge of work health and safety matters
2.understand operations and associated risks
3.ensure resources and process to eliminate risks
4.ensure processes for timely information and response to incidents, hazards and risks
5.ensure processes implemented to comply with specific duties and obligations under the Act
6.verify the provision and use of resources and processes

So, it is to our understanding that item 4. Means that the information (e.g operations and maintenance information) is required by law at the time of handover so that ALL parties have the required information on how to operate all equipment safely. And adding to this, not only is the Head contractor responsible for not handing over information, all parties Client, Builder, Owner, Subcontractor are responsible for any incidents that may happen.

Australian Red Cross Blood Service Principal Site

Construction has now been completed on the Australian Red Cross Blood Service Principal Site and the managing contractor has once again successfully implemented OMTrak to deliver the completed O&M Manuals, with the complete Asset Register being seamlessly transferred into the client's Asset Management System.

The $45m (approx) fitout was undertaken by Cockram Construction at the existing Red Cross Blood Service site in Batman Street, West Melbourne.

Nick Suthers (WebFM BDM) said...

"The subcontractors delivering their O&M's via OMTrak on this project included CDC Plumbing, AE Smith, Nuvo Electrical, Ramdraft and Thermal Fire Protection. Most of them have already used OMTrak on several previous projects, so training for this particular project was fairly minimal. In fact, Jamie Morison from CDC Plumbing completed the majority of his O&M's in under three days".

University of Ballarat MTTC & UBTec Project

OMTrak has been selected by the University of Ballarat for the delivery of Operations & Maintenance Manuals on the new MTTC & UBTec project.

The history of the University of Ballarat dates through its predecessor institutions, from 1870 when the School of Mines and Industries Ballarat was founded. This makes it the third oldest tertiary institution in Australia.

In conjunction with architects Gray Puksand and Mclldowie Partners, Meinhardt has been commissioned for the new A$18.1 million MTTC (Manufacturing Technical Training Centre) at the University of Ballarat.

The project, at the School of Mines Ballarat campus, will integrate with the A$9.5 million UBTec (University of Ballarat Technical Education Centre) also currently being designed by the same design team.

MTTC will be a 3 level purpose-built facility linking with existing buildings and landscaping, and is to achieve the equivalent of a 5 Star Green Rating.

Nicholson Construction has been awarded the $18m contract to construct the MTTC and the project will create around 20 new jobs in Ballarat and be one of the largest Nicholson projects to date.

This amazing new facility will allow the University to provide training at the highest possible standard by utilising the latest manufacturing technology. Using this facility year 11-12 students will be able to obtain VCAL qualifications with the manufacturing centre providing training in engineering.

Nicholson Construction are already successfully managing the handover of O&M's on the Australian Centre of Democracy (formerly known as the Eureka Visitor Centre) which has a project value in the region of $6m.

The WebFM representative for these projects is Melbourne based Nick Suthers, who can be contacted on 0430 305 341 or n.suthers@webfm.net
